The Same Three Services, At Your Scale
Commercial work is not a different product line for us. It is the same Christmas, permanent roofline, and landscape lighting we install on homes, scoped and staffed for a property that is bigger, busier, and answerable to somebody.
The buyers are different even when the lighting is not. A restaurant owner wants the front of the building to pull people off the road in December. A property manager wants the walkways lit well enough that nobody trips on the way to their car. An HOA board wants the entrance to the community to look like somebody is paying attention. Those are three different problems, and all three are solved with the same fixtures we hang on a house, just planned around a larger footprint and a schedule you do not control.
Seasonal Christmas lighting runs on a full service lease. We design it, install it, maintain it through the season, take it down, and store it. Nothing goes in a closet at your facility and none of your staff ends up on a ladder in the cold. For most businesses that is the whole appeal: the building looks the way it should from Thanksgiving through New Year and it never becomes anyone's job internally.
Permanent roofline lighting is the other direction. You buy the system once, it disappears into the trim during the day, and it is programmable the rest of the year. Brand colors on a normal Tuesday, a holiday palette when you want one, all of it on a schedule. The seasonal install line item goes away permanently, which is usually what makes the math work for a commercial property over a few years.
Landscape lighting is the one people underrate. Lit walkways, steps, and parking areas are safer and read as better maintained, and a lit building is harder to approach unnoticed after hours. On a commercial property it does as much for liability and for how the place looks at 8pm as it does for curb appeal.
- On site walkthrough of the full property
- Written scope with fixture counts and locations
- Christmas lighting on a full service lease, maintained all season
- Permanent roofline systems, purchased and programmable year round
- Landscape and walkway lighting for safety and appearance
- Installation scheduled around your operating hours
- Phased rollouts for multi building properties
- Certificate of insurance provided before work starts
Christmas lighting is leased and maintained by us. Permanent roofline and landscape systems are purchased and owned by the property.
How a Commercial Project Runs
Four steps from a walkthrough to a lit property, built around approval cycles and operating hours rather than around us.
Walkthrough & Consultation
We walk the full property with you, usually near dusk, and work out what actually needs lighting: the elevations customers see, the walkways and lots people cross after dark, and the entrances worth making an impression at.
Scope & Proposal
You get a written scope with fixture counts and locations and one firm number, in a form you can hand to an owner, a board, or a regional manager without translating it first. Nothing is ordered until it comes back approved.
Installation Around Your Hours
We schedule to your operating hours, which usually means early mornings or after close. Entrances and parking stay usable, and on multi building properties we move building to building instead of tying up the whole site.
Maintenance & Service
Leased Christmas lighting is maintained all season and taken down and stored by us. Purchased permanent systems carry a lifetime product warranty backed by Omni and our 2 year workmanship warranty. Landscape fixtures carry the manufacturer's warranty, terms varying by product line, with the same 2 year workmanship warranty on our install.

What Does Commercial Lighting Cost?
Starting at $3,000
Commercial projects start at $3,000, and the scope drives everything above that. Every project is quoted after we walk the property, because the complexity and design of a building tell you far more about a job than its size does.
Two buildings of the same size can need very different amounts of work. What actually moves the number is how much of the property gets lit, how many roof lines and elevations are in scope, how tall the building is and what it takes to reach the high runs safely, and whether you want one service or all three. A single storefront on a seasonal lease sits near the bottom. A multi building property taking permanent roofline lighting plus full landscape and walkway coverage sits well above it.
The two models price differently, so it is worth knowing which you are comparing. Leased Christmas lighting is a per season number that includes design, install, maintenance, takedown, and storage. Permanent roofline and landscape systems are a one time purchase you own outright, which costs more up front and then removes the seasonal labor line from your budget for good. Plenty of properties run both.
If the full scope is more than this year's budget allows, we phase it. Front elevation and main entrance first, back of the property or the outbuildings next season. We plan the transformers and runs for the whole property from the start so a later phase adds on instead of starting over.
- How much of the property is in scope, and how many buildings
- Which services: seasonal Christmas, permanent roofline, landscape, or all three
- Building height and access for the high runs
- Total fixture count and length of the wire runs
- Leased seasonal program versus a purchased permanent system
- Phasing the work across more than one budget year
The walkthrough and the written proposal are free. You get the scope and a firm number before anything is ordered.
Frequently Asked Questions
Regularly. A property manager or an HOA board is usually buying for someone else, so we work the way that makes that easy: a written scope with the fixture counts and locations spelled out, one price you can take to an owner or a board meeting, and a single point of contact through the whole job. If the decision has to go through an approval cycle, tell us the timeline and we will build the schedule around it.
Yes. Office parks, plazas, apartment and townhome communities, and campuses with several buildings are all scoped the same way, just at more addresses. We walk the whole property first, break it into phases if that suits your budget or your calendar better, and phase the work so it moves building to building instead of tying up the entire site at once.
We do, and it runs on the same full service lease as our residential Christmas work. That means design, installation, maintenance through the season, takedown, and storage are all included, and the lights stay ours rather than becoming inventory you have to store and repair. For a business that is usually the point: nobody on your staff is on a ladder in December.
Yes. Laurel Highlands Lighting is a registered Pennsylvania home improvement contractor (PA HIC #PA218984) and fully insured, and we are an Omni RGB certified installer for permanent lighting systems. We can provide a certificate of insurance for your file before we start. If your property has its own vendor requirements or an onboarding process, send it over and we will work through it.
Commercial projects start at $3,000, and scope drives the rest. Every project is quoted after we walk the property, because two buildings the same size can need very different amounts of work depending on their complexity and design. You get a written proposal with the scope and a firm number before anything is ordered, and the walkthrough and the quote are free.
It should not. We schedule around your operating hours, which for a lot of storefronts and restaurants means early mornings or after close. Parking areas and entrances stay usable, and we stage equipment where it is out of the way of customers and tenants. Tell us the hours that are off limits and we will build the schedule to fit them.
It depends on which service. Permanent roofline systems are purchased outright and carry a lifetime product warranty backed by Omni plus a 2 year workmanship warranty from us. Landscape systems are purchased outright as well, and the fixtures carry the manufacturer's warranty, with terms that vary by product line, alongside the same 2 year workmanship warranty. Commercial Christmas lighting is leased instead of sold, so there is no warranty in the ownership sense. Maintenance is included for the whole season and we come out and fix problems at no extra charge.
That is one of the better reasons for a business to go permanent. The system is programmable, so it can run your brand colors year round, switch to a holiday palette on a schedule, and go back again without anyone climbing a ladder. Install once and the seasonal labor line disappears from your budget for good.
